Comcast Update (per 10/8/18 e-blast
as a reminder)


The complete
transition to Comcast internet is expected to happen within the first quarter
of 2019. Here are a few does and don’ts to help us through the
process in the meantime.

DO expect regular
communications and updates regarding the Comcast service within the
upcoming deployment period with frequency increasing over the next several
weeks.

DO expect that every effort will be made to limit service disruption during the transition period.

To avoid a potential
gap in internet service to your home, DO continue to pay your OpenBand internet
bill until Comcast internet service is live in your respective residence. LVG HOA
will not include Comcast internet fees in the monthly HOA invoices until 100%
of the homes within LVG are live. Please note that it will be the
responsibility of each homeowner to terminate OpenBand service once you have
alternate service established. Logistics related to OpenBand equipment
returns, if applicable, will be communicated.

DO maintain patience
during the planning and roll out process. Every home in LVG will receive
Comcast internet service however it will take time for every home to go
live. Appointments will be established when interior access is required.
Comcast personnel will be carrying clear identification for your peace of mind.


Please DON'T contact
Comcast customer service directly with inquiries related to basic internet
service roll out in our community. The Comcast customer service line will not
be able to provide any detail at this stage. The LVG Board of Directors,
along with our community property management company, is representing the
Association in the planning discussions and will be coordinating these efforts
directly with Comcast's project team.

DON'T contact OpenBand
with inquiries related to the transition of services over to Comcast. While
OpenBand is involved with transition of the easement and certain infrastructure
to Comcast, OpenBand will have no information related to Comcast service or the
service implementation plan for our community.


DON'T make requests for
Comcast internet service to connected to your home ahead of the prescribed roll
out plan. Comcast project managers are carefully evaluating the most
efficient implementation strategy for service roll out. You will receive
ample notification of the roll out plan details at the appropriate time.


More information to
come as the roll out strategy is finalized and as we get closer to the cut over
date. For those interested, the Technology Committee meets at 7PM on the
third Thursday of every month at the Harper Clubhouse. We would love to
see you there. The next LVG BOD meets the first Tuesday of every
month at 6PM and should you have any questions. Your
attendance is also welcome.


Day Light Savings Time Ends

Don’t
forget Sunday, November 4th Daylight Savings Time ends, make sure to
turn your clocks forward and gain one more hour of sleep! This is also a good time to replace batteries
in all your smoke alarms at home; a quick
and inexpensive gesture that can save lives!




Landscaping
Maintenance


Mowing season is all wrapped up! Time
to prepare for leaf pick up. HLS will be
trimming and pruning grasses, shrubs, and bushes, starting next week through
the month of January. In addition,
please do not forget, According to PR.5, Design Review Guidelines, Flower planters shall be
continuously maintained with live, healthy, and attractive appearing plants
that are consistent with the aesthetic harmony of the community. Please remove any dead/dying/dormant plants
out of street view.


With the temperatures dropping at night, don’t forget to winterize
your hose bibs.


WINTERIZE YOUR HOSE BIBS: Before the first frost, shut off the main hose bib valves in
your home. Most exterior hose bibs are winterized in the following
manner: Turn off the inside shutoff valves (generally located in your
furnace closet), then open the exterior hose bibs. For those hose bib
styles with black “O” rings, they must be pushed up towards the handle to release
excess water. Once the hose bib stops dripping water, go back to the
shutoff valve and drain the valve body. The valve is drained by removing
the small cap on the side of the valve, letting the water drain out. You
may want to use a small bowl to catch the water for you. Leave the
outside hose bib open. Remember to remove all hoses from the exterior
hose bibs and disconnect any “Y” connectors that you may have. Failure to
properly winterize your hose bibs will result in frozen pipes.


LIGHT UP LANSDOWNE - The HOA is asking that all residents take the initiative to
Light Up Lansdowne! These lights are the responsibility of each homeowner and
keeping them fully lighted is the fastest and easiest way to improve the
security of our neighborhoods. If you have a CONDO unit, please contact jake@patriotpropertiesinc.com or tee@patriotpropertiesinc.comto inform us. For TOWNHOME unit
residence, if you have a non-functioning light, please take the steps listed
below to ensure that it is working.


First~ Check the light bulbs. They are standard lamps available at Home Depot or
Lowes. Second~ Check the GFIC (ground-fault interrupter circuit) switch which may have
tripped and needs to be re-set. It is possibly in your garage by the light
switches with two buttons. Third ~ The photo cell (makes the light go on at
dark and off in the morning), either located on the lamppost or the outside of
the house, may need replacing. These can be purchased at most hardware/home
improvement stores.


If these steps do not remedy the situation, please contact an electrician for service.

TRASH/RECYCLING CONTAINERS: PLEASE ENSURE THAT
THE TRASH AND RECYCLING CONTAINERS ARE OUT OF STREET VIEW ON WEDNESDAY,
SATURDAYS, AND SUNDAYS:
According to the Policy Resolution No. 8, Use
of Lots and Common Areas, “No trash receptacles may be stored in open view.
Trash containers may be put out for pick-up no earlier than the evening prior
to the scheduled pick-up day and must be removed the day of pick-up.”


TRASH: All residents shall store and dispose
of trash in appropriate receptacles and must have securely fitting lids which
shall be secured when the receptacle is put out for trash pick-up.



GRILLS/SMOKERS: The Loudoun
County Fire Marshall / Fire Code prohibits grills/smokers/etc. (unless
electric) to be used/stored on condominium balconies. Additionally, the storage
of propane tanks, even inside of garages, is also a FM/FC violation; with
regard to condominiums.

PET OWNERS: Please always
pick up after your pets. You are responsible for immediate removal and disposal
of all animal waste.



LITTER: Owners shall not
place litter or debris on any Common Areas. In addition, always ensure that
trash and recycling receptacles have a securely fitting lid or are secured
tightly, so trash or debris are not blown all over the community.

STORAGE OF UNAPPROVED ITEMS:Exterior storage containers of any type are prohibited. This would include hose
bibs, sprinklers, toys, grills, etc., if they are not being used.
