Lansdowne Village Greens E-blast: Clubhouse Repairs, Pool Season, Annual Meeting & More


What’s New in

The Harper Clubhouse Repairs

Earlier this
year, a domestic water line burst due to the cold winter front we received in
our area for several weeks. We are
delighted to announce that The Harper Clubhouse repairs is scheduled to begin
Monday, May 21st and will take approx. 2 weeks. We are planning on
staying open during our regular normal business hours, Monday – Friday 9am to
9pm, and Weekends from 11am to 9pm. If
there are any changes to the schedule an updated information with the times
will be sent out.

Please excuse
the dirt and dust in the clubhouse due to the construction.

Directors Annual Meeting – Tuesday, June 5th @ 7PM 

Lansdowne Village Greens
Homeowners Association, the Board of Directors is announcing the 2018 Annual
Meeting of membership that will be held on Tuesday, June 5, 2018 at Lansdowne
Village Greens’, Harper Clubhouse, at 7:00PM. Registration will commence at

The Board of Directors urges those property owners who are unable to attend
this important meeting to please submit the Proxy form by Tuesday, June 5, 2018
or by hand delivery to the LVG Secretary at the Annual Meeting. This will
ensure the Association meets its quorum requirements for the Annual Meeting.
The Association documents provide that each lot shall have one vote.

Property owners will be receiving
a copy of the Annual Meeting Notice, Petition for Candidacy, Proxy, and FY 2019
Approved Budget in the mail anytime now.

A copy of the FY 2019 Approved Budget will also be found in www.lvghoa.org.

Pool Opening

Pool opens next Saturday, May

The pool will be open daily from 11AM to 8PM.

Don’t get stuck in line, if you haven’t done so already, please swing by the
Harper Clubhouse for your 2018 Guest Pass! Please bring your Harper Clubhouse
ID to obtain the Guest Pass Card.

If you are NEW to the community and do not have a Harper Clubhouse ID, please
stop by at the clubhouse to get one issued. If you are renting and the lease
has expired, be sure to bring in a CURRENT copy of your lease and ensure that
the property-owner has filled out the Facility Transfer Form, on your behalf.

Pool Rules/Reminders:
• Children under twelve (12) years of age must be accompanied by a responsible
person sixteen (16) years of age or older while in the pool area.
• Tubes, rafts and balls are prohibited in the pool area.
• Swimmers must wear proper bathing attire. No cut-offs, dungarees or similar
attire will be permitted.
• Guest must be accompanied by resident at all times.
• Only four guest per unit, per daily visit allowed.
• Additional guest passes can be purchased for $10 per card.

Committee Volunteers Needed

There are
several active committee that provide guidance and direction to the Association
and the Board of Directors. Currently
the Covenants Committee is seeking a few individuals willing to help make LVG a
better place to live. Please contact

According to the
Policy Resolution No. 8, Use of Lots and Common Areas, “No trash receptacles
may be stored in open view. Trash containers may be put out for pick-up no
earlier than the evening prior to the scheduled pick-up day and must be removed
the day of pick-up.”

TRASH: All residents shall store and dispose of trash in appropriate receptacles, and must have securely fitting lids which
shall be secured when the receptacle is put out for trash pick-up.

County Fire Marshall / Fire Code prohibits grills/smokers/etc. (unless
electric) to be used/stored on condominium balconies. Additionally, the storage
of propane tanks, even inside of garages, is also a FM/FC violation; with regard
to condominiums.

PET OWNERS: Please always
pick up after your pets. You are responsible for immediate removal and disposal
of all animal waste.

LITTER: Owners shall not
place litter or debris on any Common Areas. In addition, always ensure that
trash and recycling receptacles have a securely fitting lid or are secured
tightly, so trash or debris are not blown all over the community.

STORAGE OF UNAPPROVED ITEMS:Exterior storage containers of any type are prohibited. This would include hose
bibs, sprinklers, toys, grills, etc., if they are not being used.
